Following similar successful schemes for the client we were appointed to carry out the phased redevelopment of a mixed used retail and residential building on a prominent corner location at the north end of Marylebone High Street.


The initial phase comprised the replacement of a dilapidated retail shopfront with high quality cast stone and minimalist glazing, subdivision of the existing bank to create two new retail units and refurbishment of ground and lower ground floors.


Subsequently, a deep exploration of the development potential for the upper residential floors led to a successful planning application for a new penthouse flat with access to a large rooftop terrace.


As ever, our focus on environmental sustainability runs through every element of the design: Alterations to the facade improve the appearance and thermal performance of the existing fabric whilst retaining as much of the structure as possible and the new flats will be served by low energy heating and lighting systems.
